Payment Policy

The first night’s stay will be charged as a non-refundable deposit.

Please ensure that the card you booked with is chargeable. A failed credit card authorisation could result in your booking being cancelled. (we do not accept AMEX and Diners Club). We accept cash, VISA, MasterCard, Maestro and JCB cards.A credit card fee of 1.5% is applied. There is no charge for debit cards.

Please also provide an ESTIMATED TIME OF ARRIVAL in Bath.

Additional charges are made for extra guests staying in room beyond the number of set guests originally booked.  There are extra charges for additional breakfasts and beds.


The guest house has a 4 day cancellation policy.The first night’s stay will be charged as a non-refundable deposit. Cancellations to be made in writing. Cancellations within 4 days will result in the full cost being cost.Please note that reception closes at 8:30pm. Please phone or e-mail to make arrangements for your key if you plan to arrive after 8:30pm. For bookings of more than 2 nights or more than 2 rooms there is a 7 day cancellation policy.

Regrettably we do not accept hen or stag parties. These bookings will be cancelled without refund.

We do not accept dogs unless they are guide-assistance dogs. An additional charge will be made of £60 for dogs which are assistance dogs.

We are totally non-smoking, an additional night’s stay will be charged to people who smoke in the rooms.
